Am I allowed in the property again before settlement?
Once the Contract of Sale is unconditional, buyers are usually allowed into the property - by agreement with the seller – to attend the building and pest inspections, to attend a valuation, and to conduct a pre-settlement inspection.
A pre-settlement inspection is best conducted the day before settlement and is an opportunity to check the inclusions and that nothing has been substantially changed or damaged from the day you signed the Contract of Sale.
Can I extend the settlement date once the transaction becomes unconditional?
The settlement date can be extended by agreement with the seller.
It is important to note that while buyers can request an extension to the settlement date the seller does not have to grant it.
Any extension to the settlement date is usually negotiated by your solicitor.
