| Commentary | South-west of Nerang, Lower Beechmont's elevated position in the Hinterland offers spectacular views over the Gold Coast to the ocean and back to the Hinze Dam. This popular and picturesque picnic and fishing location is only a 10-minute drive from Nerang and about 20 kilometres from Surfers Paradise. A scenic road passes through the area, leading to Binna Burra and providing alternative access to Canungra. Lower Beechmont is a peaceful residential area that sits along the ridge of the McPherson Range and, until recently, has been overlooked by homebuyers. As the locality has increased in popularity, particularly with interstate buyers, so too has its median house price. Lower Beechmont is still not fully developed, probably because it is less accessible than other hinterland areas. Homes are positioned high in the Lower Beechmont hinterland, with views that will never be built out, thanks to the protection of a nature conservation strategy by the Gold Coast City Council. There are no public transport services in Lower Beechmont and shopping facilities extend only to a village general store. There is a local primary school, with other educational facilities nearby in the neighbouring suburbs of Mudgeeraba and Nerang. Near Lower Beechmont, the slopes of Beechmont offer a scenic stop for visitors en-route to the rainforest walks at Binna Burra.
