Commentary	Due to the it's close proximity to the CBD and its leafy tranquility thanks to the bush land reserve area of Mt Coot-tha, the inner north-western suburb of Bardon has enjoyed solid price growth over the past 10 years. Only 4.5km from the Brisbane CBD, the suburb is well positioned to continue to attract homebuyers who want easy access to Brisbane City and a bushland environment. Bardon has seen a number of subdivisions in recent years which have also encouraged construction of more modern dwelling types. The suburb is popular with tenants and consequently a good suburb for investment; about one quarter of its houses are rental properties. There is a small number of quality units and townhouse developments in the suburb. Most of the dwellings are renovated old-style Queenslanders and post-war workers cottages.
